What is the best flooring to use in a rental property?

I was recently asked to update the flooring in a 1200 sq. foot home in East Dallas that is a rental property for a client of mine.  She was considering tearing out the old vinyl floor in the kitchen and carpet throughout the house and replace it with a combination on ceramic tile and carpeting.  My suggestion was to use Luxury Vinyl Planks throught the house.  They look like a wood floor and can withstand kids, pets, water damage you name it!  It has a 10 year warranty and the brand we used is perfect for homes with foundation issues because it is a ‘floating’ floor.  In 5 years when she decides to sell the property this floor will still look like new, unlike the carpet she would have chosen and is cheaper than the ceramic tile to install.
